Qualification Guidelines

AGE: Must be 18 years or older to apply.

AVAILABILITY: Based on the availability of specific apartment.

OCCUPANCY LIMITS: Max 2 people per bedroom, excluding children under 24-months.

INCOME: Must have a monthly verifiable income of three times the rental amount of the apartment.

EMPLOYMENT: Must have a minimum of one year work history. We will accept service record if in military.

RENTAL HISTORY: Must have verifiable rental history or mortgage history of one year. A history of prompt payment, sufficient notice given, and a record free of disturbances, damages, eviction, and balance owed are considered. Any debt owed to an apartment community must be paid off before an applicant can be approved. Satisfied or exempt evictions are considered with proper documentation.

CREDIT: A credit check will be made. The following will be taken into consideration for determination of credit rating: Charge-offs, late payments, car repossessions, and no established credit. If we are unable to verify, or if we determine that the applicant is marginal in any of the above categories, is short on income, has insufficient rental history, has good credit or no credit, and has no criminal record or any negative background check, a guarantor may be required. The guarantor must be a blood relative or guardian. An applicant may be required to pay a deposit of one month’s rent, or may prepay rent. In the case of a corporate apartment where the rent is paid by the employer and the employer passes, the occupant’s credit can be disregarded if everything else is good.

BANKRUPTCY: If older than two (2) years will not result in automatic denial of application, unless a housing debt is included. If fewer than two (2) years old, could result in denial or additional deposit. A pending bankruptcy will result in denial.

CRIMINAL HISTORY: A criminal background check will be made on all lease signers and occupants 18 years and older. Criminal history which indicates that an applicant’s tenancy would constitute a direct threat to the health, safety or right to peaceful enjoyment of residents and employees or whose tenancy would result in substantial physical damage to the property of owner or others will result in rejection of the application.

EQUAL HOUSING: We are pledged to the letter and spirit of the United States Policy of equal housing throughout the Nation. We encourage and support an affirmative advertising and marketing program in which there are no barriers to obtaining housing because of race, color, religion, sex, handicap, family status or national origin.

DRUG FREE HOUSING: It is the policy of this community that any member of the Resident’s household, or a guest or other person under the Resident’s control, shall not engage in or facilitate criminal activity on or near the project, including, but not limited to, violent criminal activity or drug-related criminal activity. The Resident or any member of the Resident’s household shall not permit the dwelling unit to be used for, or to facilitate, criminal activity, including, but not limited to, violent criminal activity or drug-related criminal activity.

Utility Information

Ready to move in? Use this list to get your power, water, and internet turned on. You need to call these companies and have everything connected no later than move-in day. Once you're set up, just bring us your connection receipts for your file. We have to have those receipts before we can hand over your new keys! Power and water services are required, but Internet is optional.

Why You Need Renter's Insurance

Renter's insurance is a smart way to protect yourself and your belongings from the unexpected. It also provides peace of mind by protecting you if someone is accidentally injured in your home. To ensure everyone is properly covered, we require a minimum of $300,000 in liability coverage for apartments and a minimum of $500,000 in liablity coverage for houses. When setting up your policy, you must add South Pointe Apartments & Homes, located at 679 E. Michigan Ave., Foley, AL 36535, as an "Interested Party." This ensures we are notified that your coverage is active so you can pick up your keys and move in without any delays!
